    • Rental contract for fixed period of 12 to 24 months

Awareness:

Supply and demand in the Amsterdam housing market is fully out of balance.

Prices are rising monthly and since July 1st 2024, every new tenant (except students) gets a rental contract for indefinite time (by Dutch Rental Law). 

Before July 1st 2024 most rental contracts had a maximum period of 24 months so landlords can raise the rental price every 2 years with 10% to 25% when a new tenant moved in.

Besides, landlords were able to sell their rental property every 2 years because the tenant(s) had to leave.

Most small apartments are sold in the last 2 years. Which means that rentals with a minimum of 2 bedrooms (€ 2.500+ monthly rent) are now on top of the housing market.
